Staging has a polarizing reputation. Some sellers swear by it. Others think it's an unnecessary expense. The reality is nuanced — and in Orange County's visually-driven, photo-first market, staging done right can meaningfully affect your outcome.
What the Research Says
According to the National Association of Realtors, 82% of buyer's agents say staging makes it easier for buyers to visualize a property as their future home. Staged homes spend an average of 73% less time on market than unstaged homes. In OC, where buyers are comparing dozens of beautifully marketed listings, staging levels the playing field.
Staging Is Not the Same as Decorating
Staging is about appealing to the broadest range of buyers — neutralizing the space so buyers can see themselves living there. It's not about your personal taste. That means removing bold colors, excess furniture, and personal items. It means adding just enough warmth (plants, neutral soft goods, art) to make the space feel livable without feeling 'lived in by someone else.'
When Staging Is Worth It
- Your home is vacant: Empty rooms are disorienting to buyers and hard to photograph well
- Your current furnishings are very dated or bold: Dated furniture signals a dated home
- Your home is in the $900K+ range: At higher price points, buyers have higher expectations
- Your market has high inventory: Staging helps you stand out from comparable listings
- Your first set of photos came back flat: Reshooting after staging can dramatically improve online performance
Cost-Effective Staging Approaches
Full professional staging (furniture rental + stylists) costs $3,000–$8,000 for 60 days in OC. For sellers who don't need full staging, a staging consultation ($200–$400) with your existing furniture can be just as effective. The stager walks through your home, tells you what to remove, move, or add, and you execute it yourself.
