What OC Sellers Should Expect During Escrow

Selling your Orange County home is exciting, but the escrow process can feel mysterious. From the moment your offer is accepted to when you receive your proceeds, several important steps unfold on a specific timeline. Understanding what happens during escrow helps you stay informed, prepared, and confident throughout the transaction.
Days 1-3: Escrow Opens and Documents Are Prepared
Once your offer is accepted, the escrow officer opens a file and begins coordinating between all parties. You'll receive escrow instructions outlining your responsibilities, timelines, and costs. The title company orders a preliminary title report, and your real estate agent ensures all documents are organized and ready for your review.

Days 4-21: Inspections and Title Review

Most OC properties clear title without problems, but this step protects everyone. Be prepared to address any inspection-related repair requests during negotiations.

Days 15-30: Loan Approval and Final Walk-Through

This is your last chance to address any issues.

Days 25-45: Final Signatures and Recording

After signing, the escrow officer records the deed with the Orange County Recorder's Office, and funds transfer to your lender and title company for final payoffs.
