While your escrow officer handles much of the paperwork, you still have critical responsibilities to ensure everything goes smoothly. This checklist will guide you through each essential step, from wire verification to that final walkthrough, so you can close with confidence.

Verify Wire Instructions and Funds

Before any money moves, confirm wire instructions directly with your escrow officer. Wiring fraud is increasingly common in Orange County real estate transactions. Never wire funds based on email alone—call your escrow company using a phone number from official documentation to verify routing numbers and account details.

Review and Sign Final Closing Documents

Your escrow officer will prepare the closing statement, deed, and other documents. In Orange County, most signings happen at the escrow office, though mobile notaries are also common. Review every document carefully—verify the property address, legal description, sale price, and your name spelling before signing.

Conduct Your Final Property Walkthrough

The final walkthrough happens right before closing—often the morning of or day before.
