Buying a home in Orange County is an exciting journey, but it's important to understand the timeline. From your first property search to closing day, the process typically takes 60-90 days in our competitive market. However, several factors can extend or shorten this timeline. Let's break down what to expect at each stage so you can plan accordingly.
Stage 1: Pre-Approval & House Hunting (1-4 Weeks)
Before you start looking, get pre-approved for a mortgage. This step typically takes 3-7 days and shows sellers you're a serious buyer. Once approved, you'll begin searching OC listings. In our fast-moving market, desirable homes can receive multiple offers within days, so being ready to act quickly is crucial for first-time buyers.
- Mortgage pre-approval: 3-7 days
- Active house hunting: 1-4 weeks depending on your preferences
- Getting your offer ready: Same day possible with pre-approval in hand
Stage 2: Offer to Acceptance (Same Day - 1 Week)
Once you find the right property, you'll submit an offer. In Orange County's competitive market, sellers often respond within 24 hours. Negotiations may take a few days, but accept that multiple offers are common here. Being prepared with your best offer upfront increases your chances of acceptance quickly.
- Seller's response to offer: Usually 24 hours
- Negotiation period: 1-3 days (can happen simultaneously)
- Final acceptance: Within 1 week for smooth transactions
Stage 3: Inspections, Appraisal & Underwriting (30-45 Days)
After acceptance, you'll order a home inspection (7-14 days) and your lender will order an appraisal (10-14 days). Meanwhile, underwriting begins to verify your finances. This stage requires the most patience, but it's protecting your investment. OC's higher home values mean thorough appraisals are particularly important.
- Home inspection scheduling & completion: 7-14 days
- Appraisal process: 10-14 days
- Underwriting review: 5-10 days, often overlapping
- Title search & insurance: 5-7 days
The final 10-14 days involve final walkthrough, closing disclosure review, and scheduling your closing appointment. Your title company will coordinate with your lender. Once everything clears underwriting and you've reviewed all documents, you're ready to sign and receive your keys. While this timeline seems lengthy, each step protects you as a buyer.
