Days 1-3: Escrow Opens and Initial Steps

Once your offer is accepted, the escrow company opens a file and becomes the neutral third party holding funds and documents. Your escrow officer reaches out with preliminary title reports, loan information requests, and instructions. Buyers typically deposit earnest money within 3 days. The title company begins searching property records to ensure clear ownership.

Days 4-17: Inspections, Appraisals, and Due Diligence

This is your inspection contingency period—usually 10-17 days. Home inspections, termite reports, and specialized inspections occur. Your lender orders the appraisal simultaneously. Buyers review disclosures like the Transfer Disclosure Statement and Natural Hazards Disclosure. Any inspection findings are negotiated between buyer and seller.

Days 18-25: Final Loan Approval and Title Clearance

Your lender moves toward conditional approval, requesting final verifications of employment, assets, and credit. The title company clears any liens or encumbrances. Final walk-through typically happens during this phase. Seller prepares to vacate. The escrow officer coordinates final insurance requirements and HOA documents.
