Buying your first home in Orange County is an incredible milestone — and a complex financial decision with real consequences. In 15+ years working in this market, I've watched first-time buyers make the same costly mistakes repeatedly. Here's how to avoid each one.

Mistake 1: Getting Pre-Qualified Instead of Pre-Approved

Pre-qualification is a rough estimate based on what you tell the lender. Pre-approval is a verified commitment that tells sellers you're serious and ready. In OC, offering without a full pre-approval is like showing up to a concert without your ticket.

Mistake 2: Falling in Love Before Getting Financial Clarity

Touring beautiful homes before knowing your true budget (including closing costs, HOA, and reserves) sets you up for heartbreak. Know your numbers before you step into your first house.

Mistake 3: Skipping the Home Inspection

In competitive markets, buyers sometimes waive inspections to win. This is a high-risk move. At minimum, conduct a pre-inspection before submitting your offer so you can waive the contingency from a position of knowledge, not ignorance.

Mistake 4: Maxing Out Your Budget

Buying at the absolute top of your approval doesn't leave room for unexpected repairs, job changes, or life events. Aim to stay 10%–15% below your maximum qualified purchase price.

Mistake 5: Ignoring HOA Fees

In Irvine and other master-planned communities, HOA fees of $300–$600/month are common. These directly reduce your purchasing power and must be factored into your monthly payment calculations.

Mistake 6: Making Large Purchases Before Closing

Buying a car, opening a new credit card, or making any large purchase between pre-approval and closing can derail your loan. Lenders re-verify your credit close to closing — changes can be catastrophic.
